End-to-End Project Management

Seemly Consulting & Management delivers excellence at every step of your project. Our comprehensive approach ensures that all phases are managed with precision, from planning and permits to construction and closeout.
Phase I:
Design & Development
- Identification of desired scope of work through initial client meeting, review of existing project documents, and project site walkthrough
- Creation of conceptual construction budget and schedule, based on desired scope of work.
- Preparation of Request for Proposal (RFP) for Design Team and management of bidding for project Designer, Architect, and Consultants.
- Review and negotiation of Design Team proposals. Final recommendations for team selection to the client.
- Creation of project design and responsibility matrix.
- Oversight and management of preparation of design, permit, and bidding documents.
Phase II:
Pre-Construction
- Management of the procurement of all necessary building permits and HOA / Board approvals.
- Preparation of Request for Proposal (RFP) for General Contractors. Inclusive of detailed scope, responsibility matrix, and other applicable documents.
- Review and negotiation of GC proposals. Final recommendations for GC selection to the client.
- Final preparation of full project budget and schedule.
- Detailing of responsibility matrix, including definition of owner-provided items, and procurement schedule.
Phase III:
Construction
- Management of project financials, including review of all invoicing, purchasing, and monthly budget reporting.
- Oversight and management of GC and vendors through the course of construction for quality control, budget and schedule adherence, and problem-solving.
- Coordination of scope between the Design Team, General Contractors, and Client Vendors
- Oversight of project inspections and permit revisions through the course of construction
- Review of work progress via regular site visits and meetings with the Design Team and General Contractor
- Regular reporting of project status to client; inclusive of budget, schedule, quality control, permitting, and all other project aspects.
Phase IV:
Closeout
- Coordination of project completion and turnover to client.
- Final walkthrough, punch list creation, and tracking of
punch list completion. - Coordinating closure of all applicable permits.
- Review of final bills and waivers from the Design Team, General Contractor, and third-party vendors.
Purchasing
Seemly Consulting & Management offers purchasing services for items that are not provided by the General Contractor. Whether this includes interior finishes like stone, light fixtures, and millwork, the Seemly team is also happy to assist our clients in the purchasing of Furniture, Fixtures, and Equipment (FF&E) for a fee.
